Three connected reviews
Each needs attention. A positive answer in one area does not settle the other two.
Look at market demand, the development or operating budget, required permissions, management capability and the assumptions behind revenue and costs.
Have immigration counsel assess the applicable filings, job-creation methodology and records needed for the investor petition and later removal of conditions.
Understand your investment interest, capital priority, extension provisions and whether the proposed repayment relies on a sale, refinancing or operations.
Compare the supporting documents rather than relying on marketing language. Identify who is responsible for each answer, what evidence is available and which important conditions have not yet been met.
Ask about conflicts and compensation, the developer’s contribution and the consequences of a slower capital raise. A project comparison should include downside scenarios alongside its forecast.
